HomeMy WebLinkAbout06-27-2016 CHC Correspondence - Item 1 (Mourenza)Christian, Kevin From: bob mourenza <i.bobmourenza@gmail.com> Sent: Sunday, June 26, 2016 11:16 PM To: Advisory Bodies Subject: CHC June 27, 2016 agenda item #1, 71 Palomar please also cc ARC,City Counsel To : Member of the Cultural Heritage Committee, I would like to request that the project at 71 Palomar be denied based on inconsistencies with the City Historic Preservation guidelines and failure to comply with directions given at the meeting of march 28, 2016 According to City of San Luis Obispo municipal code chapter 14.01 (historic preservation ordinance)section 020 number 32 "massing" means the spatial relationships, arrangement and organization of a building bulk or volume. Volumes is the width multiplied by the length multiplied by the height. the floor area of the proposed project is virtually unchanged and the height per floor is the same so the massing remains unchanged and inappropriate for the site. The buildings are wider so their sloped roof heights is also increased. The developer reduced the number of units but increased the area of the units by adding bedrooms, they have not changed the project mass. The proposed location of the building in the new plan is very close to Palomar street due the proximity to the side property line and curve of the street. It is also very close to the parking entrances of the four story building. The relocation of the building and the clear cutting of the urban forest greatly diminishes the cultural landscape of this historic property. This high density residential project is incompatible with maintenance and preservation of the cultural treasure that is the historic Sanford House. The integrity of the setting, siting as "The House on the Hill" deserves to be protected as the treasure that it is. Just say no to this project. This is the wrong location. The developer needs to find a suitable location. Original plan 41 units 4 buildings 75 bedrooms 150 residents 90 parking stalls Remove 48 trees May revision 33 units 6 buildings 73 bedrooms 146 residents 63 parking stalls Remove all trees Respectfully submitted, Bob Mourenza 617 Luneta drive, SLO
