While we respect the complexities of what is before you, we are confident that most reasonable concerns have been or can be resolved. In this process we ask that your committee not lose sight of two things: 1) The site has been zoned R4 High Density Residential for at least 30 years, anticipating addition of higher density housing on the site. 2) There is a desperate need for more rental housing in the City. Housing has become a seriously middle class issue in our City. Specifically, we are woefully in short supply of rental housing. The American Communities Survey lists our rental vacancy rate at 1.7%. A "healthy" rate is considered 5%. Anecdotally, most consumers will tell you that "there are no vacancies". A cue of 10-15 applicants forms when learning, just by word of mouth, that something might be coming available.
