Subject: 71 Palomar
When I came to SLO in 1968, 1 lived at Tropicana Village. I Joined Delta Chi Fraternity (now Delta Tau) at 71 Broad St. The
Fraternity had just moved from Islay St. The access to the property was via a wooden bridge across the creek. 71 Broad
St's mailbox was on Broad St next to the old driveway. The Development of Valencia Apartments and construction of
Palomar changed everything. Soon followed home building along Palomar and Luneta. Luneta was blocked at the
request of residents. The impact of that decision was that people drove up our driveway on Palomar and through to
Luneta . We had to block the enterence to the driveway. Overflow parking from Valencia clogged Palomar and cars
speed up and down that road. The development of Velencia and Palomar Street alignment created some odd property
lines that need cleaning up.
To that end, I urge you to consider closing Luneta at the western end of the property by creating a knuckle at the
Velencia Drive Way, creating an bike and walking trail from that point to Palomar, vacate the right of way allowing the
homeowners to maintain driveways parallel to the paths, condemn the teardrop island between 71 Palomar property,
vacate Palomar from Valencia Apts to Luneta and condition the Developer of 71 Palomar to build a cul-de-sac
termination of Palomar at the north and south end of the vacated road. Bike and walking paths can be retained the
length of the property when the road is vacated.
Our members care most about our historic home being restored and having to the ability to view it from Cal Paly as we
did in 1968 and see it up close when it is restored and repurposed.
I have proposed this to the buyer of 71 Palomar but he has not incorporated this design into the project because he
believes that the City would never agree to such a radical change. I can tell you that this is not a radical change, it is a
return to conditions that existed in 1968 and before,
Respectfully,
Robert Nastase
President of Delta Foundation
Former resident of 71 N. Palomar.
