In regard to the development at 71 Palomar, I strongly believe more consideration should be given to the design
of the complex and its impact on the neighborhood and tenants who will occupy the units. I understand the
concern over the loss of trees and habitat, and over moving the Sanders house. but my main area of concern is
the lack of parking this development has planned. I think there are 71 or 73 bedrooms planned and 63 auto
parking places. While this may technically meet the parking code requirements, it is incredulous that this would
be adequate. This is not multiple family housing --it is student housing. The bedroom are 20 feet long! There
are two sinks in every bathroom except the studio one. Families with one car will not be living here. Families
who can afford the units would have two cars.
We are used to students in this neighborhood. About 48% of the R-1 residences are rentals. Only half of these
have signed up for business licenses or rental inspection. They are not unlike other rentals with sometimes
great tenants and at others, not so great. No problem there. BUT, this student housing project at 71 Palomar
does not have nearly enough on site parking for the tenants. It is surrounded by other student housing that has
inadequate parking, and by neighborhoods that are parts of residential parking districts --South Tassajara, Verde,
part of Luneta, half of Palomar, Penman and Serrano. Please review the design and parking requirements so
that the tenants will have someplace to park. There is currently no street parking available that can
accommodate the new units being proposed.
I urge further realistic review or abandonment of the current development at 71 Palomar.
