My wife has been involved with Jamba Juice (Juice Club) since it was just the one store on Chorro Street. I have three major concerns with the project proposed for 22 Chorro Street that will have a hearing on August 22. First is that a four-story project feels completely out of character for this small commercial lot. This is a residential neighborhood with a few small strip centers, but nothing really close to four stories. You state that the maximum height is 35 feet. I don't recall much with that height in the area. If that is the maximum allowed, I would urge you to not deviate from that rule. Second, the traffic at the corner is challenging. There have been many traffic accidents at the intersection of Chorro and Foothill. I am concerned that a new business center at that corner could exacerbate an already challenging intersection. If the intersection could be modified into a normal right angle intersection, I think some of the danger may be reduced. I am worried about ingress and egress to the new center. And third, is the general concern about signs in this neighborhood. I have seen some banners that are in front of the Kona's deli center that look terrible and lower the appeal of the area. Are those banners allowed? Please let me know how the city regulates those. I would not like to see similar tacky signs at a new center if it were to get approved. The one positive comment I have is that I believe there is a need for low-income housing. I would support a project of 35 feet or less at that intersection for housing if the traffic concerns were addressed. Thank you for your consideration of my concerns. Sincerely, Jeff Olds
