This property has been a vacant eye -sore for a long time and it's exciting to see such a proposal come forward. This location is especially suited for a mixed use development with a substantial residential component and reduced parking. It is widely recognized that the City is in dire need of housing of all types. This location, particularly with it's proximity to Cal Poly and neighborhood services, is particularly well suited for rental housing. It is one of the most walkable locations in the City with a wider variety of goods and services (restaurants, two grocery stores, retail, medical offices, professional offices, financial institutions, recreational facilities, schools, and employment) within a short walking distance than one would even find downtown. It is also located on a bus route. The corner of Foothill and Chorro is large, odd shaped, and not pedestrian or bicycle friendly. The height, location, and design of the development will help define the corner and bring this intersection into a more pedestrian friendly scale. The development will also serve as a buffer to transition from the heavily trafficked Foothill Boulevard to the adjacent single family neighborhood. I do want to highlight the importance of an active commercial use on the ground floor at the corner of Chorro and Foothill to connect pedestrian activity and interest at the street.
