Dear City Council members,
COUNCIL MEETING: to E sol b
ITEM NO.:
=E]
We are writing to you to request that you deny this project as currently designed. It is the wrong development for the subject property
for numerous reasons that have been well articulated in the other correspondence.
We urge you to read all the correspondence before making your decision on the developer's appeal.
The Planning Commission denied this project for good reason citing conflicts with LUCE and our SLO general plan.
This is affordable housing for whom? Only students would want to live in the project as designed now. A similar design was used in
the ICON slo student apartments on Taft and Kentucky.
Would you want to live in such a development?
This is an excellent lot which could be used for "smart growth" infill housing. It is close enough to walk to work downtown and has
enough services available close by that you would not even need a car for everyday use.
Save these precious infill lots for higher and better use.
We also think that this whole process could have been avoided if the developer had been informed of the development issues before he
spent money thinking the city would approve this project.
Even though it is zoned R-4, there are other considerations such as neighborhood compatibility, parking, noise, etc. The city knows
about these problems but continues to add to the neighborhood problems by allowing student housing next to R-1 properties. This
developer would be better off partnering with CAL POLY to build more student housing on campus to keep up with their increasing
enrollment.
Please deny this project, as designed, and allow this developer or other developers an opportunity to put together a worthwhile plan for
some small affordable units, possibly a mixed use project, designed for our SLO city residents and to be more neighborhood friendly.
Sincerely,
Dan and Tess Matthews
