As a long time resident of the North Chorro neighborhood, I'm very concerned about the proposed development of the
property at the corner of Chorro and Foothill Blvd. My parents purchased a home on Rougeot Place in the Fall of 1946
and members of my family have lived on the street since that time. I've seen the neighborhood change thru the years
from a rural neighborhood with dirt streets and open fields to a semi urban neighborhood with paved streets,
commercial development and many more residents. As such I realize that change will happen in "my backyard".
However, the proposed development has more impact than just normal "change" would expect as a city grows and
develops.
At this time ,the neighborhood is being affected by traffic seeking to access the existing development at Ferrini Square,
Foothill Plaza, and other services already in the area, including the commercial development on Meineke Avenue .
People working in these areas park in the limited number of street sites available ,as their work site parking is often
inadequate. Others park in the neighborhood, in order to walk to Cal Poly or catch the buses to Cal Poly. The
intersection of Foothill and Chorro is an extremely busy and dangerous one. Allowing access to the location should be
careful considered. Traffic is often backed up on Chorro all the way past Rougeot Street, making a left turn onto
Rougeot problematic at best...
Traffic concerns also will impact the existing for fire station on North Chorro. Adding more traffic at this intersection
will possibly delay the response time for our fire personal. They are often called to the senior housing on Broad.
Delaying that response time will impact how they can respond to these facilities.
The project seems to be rather large for the size of the space available . When there was a service station on the
property the flow to and from the business often gave cause for concern. This was only one rather small building! The
building proposed is far out of scale and proportion to the size of the lot. It's like putting a battle ship on a postage
stamp.. New building the the neighborhood should compliment and enhance the existing businesses and homes in the
area. In other words, "fit in" with the style and character of the existing buildings.
Good planning should take into consideration the people who presently live in the neighborhood and enhance rather
than denigrate the neighborhood.
Planning and development should improve our quality of life and make our neighborhoods more user friendly, safe and
approachable. This project fails in all these areas.
We need less density ... more parking ... more affordable housing... maintenance of our views and privacy. We don't need
additional student housing..
We are not here to solve Cal Poly's housing problem....
Please, carefully consider my thoughts. I don' want my neighborhood turned into another Isla Vista.
