RE: 22 Chorro item on December 5 Agenda
I support the comments in Allan Cooper's letter that the 22 Chorro design is not in conformance with
City policies and guidelines; it is too tall to be compatible with the Single Family zoning behind it; it is
disrespectful of neighboring rights to privacy; and it is severely overbuilt while being severely
underparked. A compelling sign that it is over -built is the lack of street -fronting commercial space in
order to squeeze in more parking spaces. This location should comply with the Foothill Corridor Plan to
maximize commercial uses adjacent to the sidewalk. All of the Foothill frontage should be small
commercial uses to implement the essential City commitment to pedestrian circulation along Foothill
Boulevard. Two stories of residential units above these uses should be the maximum land use for this
property
The need for affordable housing is severe as well, but this project is not the flagship to follow for
achieving more affordable units. It will be a high -rent complex except for the very few dedicated
affordable micro -studios. And, the traffic impacts of the proposal will be severe on the neighborhood; a
traffic study should be completed before you consider the scale and uses of this project. Thanks for
considering my comments.
Sincerely,
James Lopes
