Thank you. Architectural Review Commissioners: The proposed "mixed-use" project at 22 Chorro Street is incompatible with the neighborhood and threatens the health and safety of residents. The 4 stories are too tall for the site and will dominate the R-1 neighbors homes and yards. It is too much building for such a small lot and should not be granted any exemptions/exceptions including height, parking and setbacks. The lack of setbacks will impair the visual field of drivers, cyclists and pedestrians at a dangerous corner and intersection. Adding another driveway on narrow, two lane Chorro Street will compound traffic hazards with the busy driveway on the opposite side of the street used to enter and exit Ferrini Square, where Starbuck's and Jamba Juice are located. The intersection of Foothill and Chorro is already unsafe and the increased vehicular/bike/pedestrian traffic will exacerbate the existing dangers. The developer's request to provide fewer than required parking spaces in the neighborhood's already over -parked, over -traveled streets will create more congestion and unsafe conditions. Is the City of San Luis Obispo really willing to risk residents' lives and safety for the profits of the developer? This project is unacceptable in every possible way, including the aesthetics of the design and the outrageous blocking of views.
