Re- 22 Chorro 4 story apartment building plan.
First I would like to thank all those who have struggled over how to handle this request for development at 22 Chorro in
addition to the many difficult decisions that come along every year.
I am concerned and opposed to the 22 Chorro St plans for a 4 story building
In my opinion a four-story building complex does not fit on the site at 22 Chorro because:
1. The architectural dimensions do not fit with either the adjacent businesses on Foothill, which have been recently built and
remodeled at only two stories, or with the neighborhood of homes adjacent to the site towards downtown San Luis Obispo.
This area is not part of the 'down town'. It is not an area of high impact housing. It sits in more of a buffer zone between
apartments on No. Chorro and single family dwellings to the south.
2. The parking plan is not even close to being adequate. The customers of the Foothill businesses already have problems with
limited parking. The nearby neighborhoods already have college students parking in these neighborhoods and walking to
school.
College students have cars as does anyone else that might rent there. This is not San Francisco. Car lifts in this spot will not
offer adequate parking or solve parking problems. They might cause a quadmire on either Chorro or Foothill.
3. The corner of Chorro and Foothill are not perpendicular. Added to this an active Jamba Juice/Starbucks business driveway
only 75 feet from that busy corner makes it already hazardous to pedestrians and automobiles. Putting up a 4 story building at
22 Chorro will block the view and add considerably to the danger of that corner. Could this result in lawsuit for S L 0?
4. Lastly, only 4 low income apts.? As a city I understood that we were working toward incorporating more low income housing
than this percentage suggests.
5. I've seen the city Council support the Planning Department when it comes to their strict building rules regarding current
single family housing and remodels in the area; however my understanding is that the Council overruled the Planning
Department's denial of this project giving these investors a big pass.
I believe we have a lot of infrastructure issues that need to be resolved before new apartment buildings in older
neighborhoods put additional strain on utilities, traffic congestion etc.
