I am a 31 year resident of Rolling Hills, at 4978 Caballeros Ave., SLO. We also own a business, San Luis Paper Co. at 625 Tank Farm Rd. I am very alarmed by the density of housing proposed by the Avila Ranch project. We have dangerous, unresolved traffic problems at the junction of Crestmont and Hwy227 as it is. Tank Farm is also becoming a major problem point with our distribution business, with it's extreme volume of traffic making left turns difficult to impossible. I cannot imagine what would happen at the intersection of Vachell Ln. and Higuera, a frequently used intersection for all of us in Rolling hills, if the intersection were not adjusted prior to the development of Avila Ranch. With an additional 6,000 vehicle trips per day emanating from the Avila Ranch, the area is going to come to even further grid- lock status during morning, noon and evening rush hours. If approved in current form, this development may well be the tipping point that will make it necessary to move our business, and likely our home, out of San Luis Obispo. I also feel that the density of housing proposed is not in keeping or suitable for the site, especially so close to the airport. It is a very rural area on three sides of the development. Avila Ranch as proposed would be a blight on the landscape. Please do not allow the Avila Ranch project to proceed. Debbie Hoffman
