Re: The Avila Ranch Development at Buckely Road and Vachel Lane
I`m writing to share the concerns of my family and neighbors in Rolling Hills about the potential Avila Ranch
project. I have been living in Rolling Hills with my husband and three sons for past 7 years. During this time
we have seen the traffic problems on 227 increase on a large scale and that heavy traffic and lack of a traffic
light at Crestmont and 227 has really impacted our residents especially during peak traffic times. It is already a
huge concern for all families in our neighborhood especially those of us that have upcoming new young drivers
who will attempting to get out of our neighborhood safely with the current state of our Intersecion at Crestmont
and 227. My husband, who is an Anesthesiologist servicing the local hospitals along with a few other medical
practitioners in our neighborhood have an added stress when on call for emergency cases and then encounter the
hectic peak time traffic debacle of trying to safely make it out of Cresmont and in to the merge lane on 227
safely without sitting and waiting for 10 minutes for a gap in traffic. The impact of the increased traffic of the
Avila Ranch Project on the already unresolved traffic issues on 227 will make it a nightmare for the residents of
Rolling Hills.
Many of us residents of Rolling Hills also have children attending school across town at Laguna Middle School
and we use Buckley multiple times a day and the additional cars and traffic on Buckley and Vachel with
contruction and then new residents would certainly pose an even greater stress on this road. This challenging
intersection of Vachel and South Higuera would be further congested and impacted causing cars to back up and
experience long waits if there were construction vehicles trying to use this as their route to access the Avila
Ranch Project Site. This would be another nightmare for residents of Rolling Hills and everyone living off
Buckley
Please consider the negative impacts of the increased traffic on already stressed routes when weighing in on this
new development. Without a definitive plan and time frame to resolve the 227/Crestmont traffic issue this new
Avila Ranch Project would make it a nightmare for Rolling Hills residents and residents who live off Buckley.
Please include this letter into the record with the rest of the documents for this project's approval. We are
urging the Planning Commission to consider the impacts of this project on all of us living in Rolling Hills and
off Buckley Road.
