We have followed the news of the Avila Ranch development, read through the DEIR documents on the City of SLO website and I attended the Planning Commission meeting held on Jan. 111, 2017. This project is located at the edge of City zoning with streets that will not be able to safely handle the increased traffic load. The DEIR and the City position as expressed in the Jan. 11 meeting is that the traffic will be mitigated with double right and left turn lanes and longer queuing pockets on City streets, this is not enough. What does not make sense to me is for the City to approve this project and has no jurisdiction over making changes to roads or drainage on County or Caltrans lands that need to be constructed or widened from the start of the construction phase as impacts will be immediate and continue past build out. The entire area including but not limited to Hwy. 227, Buckley Road, Tank Farm Road, Suburban Road, Hoover Lane/Santa Fe Road, LOVR and South Higuera need to be given better solutions that the City can provide and commitments from County of SLO and Caltrans to address inadequate roads and drainage as the result of this project.
