Dear Architectural Review Commission members,
The magnitude of this proposed project on this beautiful historic site does
nothing to retain a residential environment. In addition, due to the higher
elevation of this property, this massive apartment complex will loom over the
neighborhood .... and per years of experience --all noise is amplified and echoes
throughout the neighborhood.
Also the projected loss of 55 very large, beautiful, mature trees --and the
screen they provide --would leave an inadequate buffer for the residents of
this neighborhood. The smaller proposed "replacement trees would be completely
ineffective. The Tree committee has already indicated concern about the
proposed loss of many of these trees, and the "inaccuracies and
inconsistencies in the consultant arborist report."
In addition, this project proposes completely inadequate onsite parking.
Currently there is limited street parking and an excessive amount of traffic
on Palomar --most of which is generated by the Valencia student housing --and is
already hazardous to students, seniors, and all the residents of this
neighborhood.
Despite the seemingly antiquated zoning regulations which may allow this
project, the concept and scope of this project is too large and is not
conducive to the surrounding residential neighborhood.
All agencies need to assess all aspects of this proposed project and consider
the negative impact it would have on our neighborhood and community.
