Gr FEB 0 3 2017 To: Heidi Harmon, Andy Pease, Aaron Gomez, Carlyn Christianson, and Dan Rivoi 5LC CIN CLERK City Council of San Luis Obispo 1990 Palm Street I San Luis Obispo I California 1 93401 Dear Heidi Harmon, Andy Pease, Aaron Gomez, Carlyn Christianson, and Dan Rivoire: Re: 22 Chorro Mixed -Use Project I, along with other residents, longtime neighbors, and fellow business owners, must express our concerns that have not been adequately addressed with respect to the infill project called 22 Chorro. Since the developer has been granted concessions that are not in the best interests of the residential and business community surrounding the project, I request you reevaluate the Project and address the needs and concerns shared by those you represent. I own Ferrini Square, immediately across Chorro Street from the Project, and I can represent without fear of contradiction that I will need to fend off the spill-over parking the Project will certainly generate. This project calls for 55 parking spaces which has been reduced to 33 spaces, with 27 of those spaces in mechanical lifts. That means that only 6 spaces are provided for common parking. Where will the overflow go? In my professional opinion as a longtime business owner with over 50 years in the neighborhood, the overflow vehicles will abuse the private parking lots near 22 Chorro. With no on -street parking near the project, this overflow will directly and negatively impact my fellow small business owners who require their parking spots for their patrons. The overflow will force property managers to aggressively enforce parking restrictions on their parking spaces which is cost prohibitive and an administrative burden. If this project moves forward without our concerns being addressed, it will not serve the City of San Luis Obispo. Instead it will ruin the quality of life for our residents nearest the project site, and harm the small businesses that give this neighborhood its identity. In my opinion the project overestimates bicycle and pedestrian traffic, and badly underestimates the need for parking for vehicles, which poses a serious safety issue that should not be overlooked.
