With inventory low and prices sky high the term "affordable housing" has almost become humorous. Simple supply and demand tells us that the only solution to our problem is to create more housing units for Californians. One of the best ways to fulfill this need is to look towards creative housing solutions such as the AUD (Accessory Dwelling Unit). With the recent signing into law of Assembly Bill 2299 and Senate Bill 1069 Governor Brown paved the way for California cities to ease regulation on creative housing solutions, such as the ADU, with hopes to encourage building and ultimately increase inventory of affordable housing. In my opinion this a great step in the right direction to provide more housing to people who would like to call the city of San Luis Obispo (and other California cities) home but currently cannot. Unfortunately, city staff has recommended a cap on the size of AUDs to 450 sqft opposed to the proposed size of 50% of the size of the primary unit, not to exceed 1200 sqft in the new laws. What is the allure of this 450 sqft size limitation? Why is 450 sqft the magic number? Your guess is as good as mine... I find it puzzling city staff would recommends a "one size fits all" approach to housing in San Luis Obispo when that clearly goes against the stated intent of these new laws. If housing in SLO really the problem it has been identified as then we need more units of all types and sizes! I hope you will consider visiting relatives, new families, dependent parents, students, children, and elderly when you think about the staff recommended cap of 450sgft on AUDs, and realize this "one size fits all" approach simply does not satisfy the needs and wants of everyone. Please reject the city staffs recommendation to cap the size of AUDs to 450 sqft and endorse something more reasonable and in-line with the new state laws. Thank you for your consideration on this matter. Maximilian Montgomery
