ARC @ San Luis Ranch (SLR)
Dear ARC(ie) Review Committee
As SLR finds its way off of paper and into TheMarket,
there is a simple suggestion that this (signature) project might entertain.
It may sound like mere semantics,
But words hold meaning....
& 'meaningful' RealEstate Product is the ultimate objective of sound planning.
A SUGGESTION:
Item:
There is a long -habit in professional demographics as well as urban planning,
to interchange/freely-substitute the words 'household' &'family'.
This broad -liberty taken of arbitrary word -choice
has been profusely documented in both business journalism & research academics,
for many decades ... in both economics & architecture.
The developers' documents for SLR speak of offering 'housingtypes'.
Please instead,
consider framing the approval/planning conversations
around'housing TYPOLOGIES'.
This would differentiate the future RE Product -Outcomes (hence 'community -concepts')
more honestly & more relevantly,
drawing more clearly the distinctive user -NEEDS/ -DESIRES (types vs. typologies)
of household metrics vs. family mantras.
Just a simple suggestion of selective 'word' choice/meaning.
Who knows (?)
what profitable market -successes & pleasant home -surprises
it might bear on a 'new ARC legacy' for SLO;
perhaps even,
a commercially 'industrial' example beyond.
Respectfully,
Dennis Vavrek @ Dyabode®
