This property is mentioned in the LUCE as well as the General Plan for development. 2. 1 believe the proposed diversity in housing types is needed in San Luis Obispo. Smaller lots combined with smaller homes and higher density I hope results in the ability for the "for sale" product to be available at prices out community can afford. This is a big step away from large home, large lot that we so often see over and over. 4. Rental housing is sorely needed as well. 5. Overall design creates a community within our community. 6. Seems to fit with the multi modal agenda that was also part of the Luce. I am much more encouraged by this development vs. a large portion of commercial space, small percentage of residential that was passed previously years ago. I think that would have been a disaster. 8. The layout seems well thought out ie: the commercial near existing commercial, higher density near a park area. Community connections within the development promotes walkability. 9. As far as transportation, traffic, air quality, Prado Rd. etc... I'm assuming you have had input from all the different departments and at some point you need follow their suggestions for these impacts or why would you have them do the analysis. 10. 1 believe this application started at some point in 2014, maybe 4-5 years of meetings public and/or private may be enough to move this forward.
