You all might find some language you like in it that may apply to the San Luis Ranch project. Specifically on lot size minimums, setback issues, exceptions and incentives to induce the builder to build porches and balconies etc. Some of the ideas of this ordinance could be used at San Luis Ranch. Specifically the idea of zero lot lines on north and east sides and 6 foot setback on west and south... in order to create larger single side yards... rather than two skinny 3 foot setbacks. the other main idea is the idea that porches and balconies can extend over the setback/right of way as in E4c and E4d1 (incentive for builder to create useable outdoor rooms) see both the ordinance... and the design guidelines. htW://www.slocounty.ca.,Rov/planning/General_Plan Ordinances and Elements/Workforce Housing Ordina nce and Design Guidelines.htm?PageMode=Print of particular interest: Ordinance page 1 of 14... B.3 restriction on first conveyance. Ordinance page 2 of 14... E.1 minimum site area of 6000 feet... Le.... this is the minimum site area that can be subdivided into the smaller lots associated with workforce housing... Ordinance page 3 of 14... E.3.a, E.3.b, E.3.c Ordinance page 3 of 14... E.4.b, E.4.c(balconies) Ordinance page 5 of 14... E.4.d.1 (porches) Ordinance page 7 of 14... E.8.a, E.8.b design guidelines... page 17, illustration 3 "preferred", shows zero lot line concept preference. design guidelines in general are worth a look... lots of detail. No one thing stands out in particular though to me... it is a mix of all of it that gives the feel to the human enjoying the space.
