We are recommending the Planning Commission support San Luis Ranch because the need for additional housing is contained in this new agrihood and its completion will assist the City in achieving its four major goals. Sierra Vista has just under 800 employees, more than 70% of whom have what is considered head of household jobs. As you can be sensitive to, we have a more highly educated and technically trained workforce than many local businesses. Within our approximately $72 million payroll, we have no job category under $15 per hour yet 80% of our employees do not live within the San Luis Obispo city limits. The single most cited reason for voluntary turnover at Sierra Vista is lack of affordable housing. Sadly, those employees at the lower end of our pay scale — housekeepers, food service workers — can least afford to commute but likely travel the farthest each day. Of the City's four major goals — housing, multi -modal transportation, climate action and fiscal sustainability and responsibility — these can largely be solved with additional housing. The closer people can live to work the more it will allow them to get out of their cars and use multi -modal transportation. Fewer car trips will create a cleaner environment and will create less wear and tear on our streets resulting in less- need to address costly infrastructure.
