Subject: SAN LUIS RANCH (Wed. 6/7/17 meeting)
Dear Planning Commisioners
Item: I- SGS L v t S VAh,-c
The project before you (SLR) has the expansive task of 'hitting the mark';
The target we call 'the future'....yours. ,0
Nothing we do in the Real Estate Industry/Service today is more critical
than searching for a new relevance in our Residency -Products.
The products -of -old hold value to the extent that they reflect a relevance
to changing demographic realities & shifting consumer tastes. Barely.
To date,
SLO has been slow in embracing seminal change in Planning Protocols.
Please,
Take note,
The nation is aflutter,
in the RealEstate Development/Finance press -releases**,
with a favorite, new aspirational phrase for project consideration/review/approval

/0" highly differentiated product"
/* "fresh differentiated product"
[**Invesco Real Estate, Atlanta ... for one of many]
The key, rhetorical question to ask ourselves about SLR is :
'Does the proposal allow for "highly /fresh di7j"erentiated product ?" '
If not,
The Plan is short on 'magic' & and long on 'mundanity'.
Respectfully,
Dennis Vavrek @ Dyabode®
