In general, I support the San Luis Ranch proposal currently under review. I do have some thoughts and suggestions:
1. Reduce the housing density by approximately 20% to reduce impacts on traffic and air quality.
2. Increase the number of affordable units in order to better meet community needs.
3. Clearly specify that the final project shall preserve 50% of the total acreage in agriculture or open space in accordance with
the 2014 LUCE update.
4. Clearly specify the number of acres that can be developed using offsite mitigation. I suggest limiting it to 5-10 acres in total.
Don't leave this unspecified or there will be scope creep.
5. In the commercial space, specify that no large box stores will be allowed.
6. Allot space for an organic farm research center. This could become an international destination for people who want to
contribute to and learn about the science of organic agriculture.
