COMMUNITY DEVELOPMENT
As a local businessman, I urge you to support the Avila Ranch development project located on Buckley Road. I believe projects
like Avila Ranch are exactly what the city needs if it is serious about improving the quality of life for the city residents and
assisting local businesses to attract qualified employees. Avila Ranch, with 360 homes targeted below the current median
housing price, is what is needed to help the City's achieve the stated goal of facilitating creation of more workforce housing.
There are many benefits I see in this project, but those I would point out that I think are significant and worthy of your support
include:
• By design, over 11% of the housing is directed at low to moderate income household,
• By design, 47% of the housing prices are affordable to the missing middle "workforce" households, those young
professionals employed within SLO who are currently forced to commute from other parts of the county as city housing is
just too expensive for them. In my opinion, this is a critical, much needed segment of housing that has ignored in our
community,
• New parks and bike paths that can be enjoyed by all city residents,
• The community is designed as "net zero energy consumption" through extensive use of solar power and energy
efficiencies,
Is Improvement of the traffic in the South Higuera area with the extension of Buckley Road from Vachell across to South
Higuera.
We in the city have discussed for decades the need for more affordable housing. I don't believe this will come to fruition until
projects like Avila Ranch are approved and moved with efficiency through the regulatory process. I want to thank you in advance
for your careful consideration, and I hope ultimate approval, of this project.
