As an business owner, the lack of affordable housing for our professional staff is a serious challenge to recruitment and retention. As an architect and urban planner I understand the challenges to developing projects that provide the critical housing we desperately need along with the required community amenities balanced with the significant costs involved. Having grown up in Southern California, I have seen the impact of urban sprawl on communities. The "suburban dream" has turned into a sprawling mess. The traffic that has resulted out of control. We are now seeing that traffic pattern on the central coast due to the local jobs -housing imbalance. A large percentage of our local workforce is forced to live in less expensive area, north and south and the resulting commuting is turning the 101 into a parking lot. Many of the City's stated major goals can be addressed by increasing the amount and variety of housing along with the community amenities they can provide, specifically climate action, fiscal sustainability, multi -modal transportation. There are many development projects coming before you in the following months. I have studied many of these projects and urge you to support any serious efforts at creating more housing in our City, while at the same time taking a long look at strategies to density our urban area in order to preserve the open space that makes the central coast so unbelievably beautiful. There is a small vocal minority who would rather shut the door behind them and enjoy their pensions without being bothered by the economic realities faced by the large majority of the population. Many of these folks who work in San Luis but live elsewhere don't have the leisure time to get politically engaged to fight for more affordable housing in the City. They are working 2 jobs, raising kids and just making ends meet. Please don't let the NIMBY crowd drown out the unheard voices of those who would love the opportunity to live closer to their jobs but can't afford to get their foot in the door. Thanks for your consideration and leadership! Sincerely, JIM DUFFY NCARB, LEED AP I U TEN OVER STUDIO, INC. W 805.541.1010 x101 M 805.540.8896 www.tenoverstudio.com
