Please see discussion points below: 1, Workforce Housing: Avila Ranch is a step forward for the City in its efforts to address the City's severe housing shortage. By design, many of the Avila Ranch homes will be priced to be attractive to working families. Numerous features have been added that will reduce the cost of ownership including Net Zero Energy, car sharing, and small yards with lower monthly maintenance costs. 2. Fill a gap: Avila Ranch's supply of mid -priced housing helps fill the "missing middle" of housing products in our community 3. A Net Zero Energy Community: Through solar power and other energy efficiencies, Avila Ranch will be a net zero user of electrical power, and residents' electrical and heating and cooling costs will be minimal. 4. Traffic Improvements: The developer will install and/or pay for desperately needed improvements including an extension of Buckley Road to South Higuera, thus relieving the tricky Vachell Lane-Higuera intersection, and to numerous intersections along Higuera from Los Osos Valley Road to South Street. 5. New Parks & Bike Paths: The developer will install 18 acres of new parks and bike paths for everyone to enjoy, not just Avila Ranch residents. 6. EcoFriendly: About 30,000 commuters drive into SLO every day to work. If more people live closer to their work, there will be fewer commuter miles and thus a reduction in tail -pipe emissions, one of the best things we can do to address climate change. 7. Community Concurrence: The project team has worked for years and modified plans based on comments from hundreds of local residents and employees to create a proposal that is the right fit for the community.
