I'm writing in support of the Development Plan for the "Avila Ranch",
As a member of the LUCE task force, I participated in the thoughtful
deliberations that resulted in establishing the standards that should be
applied to each of the city's potential residential expansion areas.
The Avila Ranch was one of those areas.
As proposed, the applicant appears to have addressed these standards and
gone beyond the minimum requirements in many areas. The generous
setbacks from Buckley Road, preservation of extensive riparian habitat,
functional open space allocations and thoughtful bicycle and pedestrian
connectivity are but a few of the project amenities that will contribute to a
livable neighborhood. In addition, the wide range of proposed housing
types represents a sincere effort on the part of the applicant to help ease our
city's housing availability dilemma. As multiple voices are heard and
responded to, I'm certain the project will continue to be refined as it works
its way through the development review process. I encourage the
Commission to provide constructive guidance at this juncture and move the
project forward as quickly as is prudent.
