I'm sending this as an advocate for more housing. Just some thoughts about this development.

Do we need more housing, in my opinion yes we do. Will there be some impacts, I believe there will be.
Why promote this development ? I believe the diversity in housing in both rental and sale are well thought out. Higher density,
smaller home, smaller lot, different styles and useable square footage will help alleviate the need for the large home on a large
lot so the developer can make his due profit as we see in most subdivisions of the past.
Energy efficient and environmental friendly is all good and is a part of this new community. I believe this development is going
above and beyond standard Title 24 requirements.
As you are aware the upfront costs are always a burden, but that may be the only way to get some badly needed infrastructure
in this area for traffic, bicycles etc...
Can you say LUCE.
Maybe not part of the Planning Commission purview but I find it intriguing the thought put into the potential to house our own
working people first. Not only with the first offering but with potential down payment assistance and other creative ways to try
to put people in housing.
Employers need to be able to recruit and retain employees.
In my opinion supply is the only way we will start to make a dent in the lack of housing supply that we are all to familiar with
today.
