San Luis Obispo, CA 93401 Slo City Advisory, am a Business owner and Building owner south San Luis Obispo and have a business along Buckley Road and want to voice my support for the Avila Ranch project. I have been following the project for quite some time and have been looking forward to the opportunity of publicly supporting this much- needed project in our community. I have 65 Employees of which only 3 live in San Luis Obispo. Most live in Santa Maria. I can't really afford it in San Luis Obispo Either, I live in Atascadero and must commute every day. My GM lives in Orcutt and commutes every day. We almost moved to two various locations for our operation. One in Santa Maria and one in Atascadero. Thus, not giving Tax to San Luis Obispo City. I was lucky to get the opportunity to purchase a building on Buckley rd. so that we can stay centralized in the community and better serve our clients. We need more affordable housing and better created projects out here in our rural communities. Because the project's location near my business, I was originally concerned about impacts to traffic. However, the developer's Buckley Road improvements will result in the improvement of traffic on this main road. I also understand that there will be a focus on giving existing SLO workers priority for these homes, so that that daily commute impacts to the Broad Street corridor in south San Luis Obispo won't be impacted. We fully support and thank this team of owner/developers for committing the financial resources and time it has taken to bring Avila Ranch this far. Without this important housing project, transportation improvements won't be made and existing traffic problems will only get worse. Price Canyon and 227 are a big issue getting in and out of town. As Well as Vachell and Higuera, this is a very difficult intersection and we must deal with it every day. If you approved this development they can get Buckley further down on Higuera towards the south Higuera on ramp and really help the current traffic issues and any arising issues.
