We are opposed to the Avila Ranch Project and the project should never be approved for the following reasons:
Traffic
Buckley Road, a rural country road is not currently upgraded to handle the increased traffic generated by this
development. Buckley road should immediately be connected straight to South Higuera Street because of the
dangerous and high accident rate intersection of Vachell Lane and South Higuera. Buckley road should be fixed now
and not rely on the developer's promises of this ill conceived project. In addition, Buckley is currently a major traffic
safety problem because there are many bike riders and runners along this narrow road. Increased traffic from this
development will make it more dangerous for these individuals.
Sustainable Agriculture land destroyed
This project represents poor development planning and wasteful land use. The development goes against modern
principles of land use planning that deters urban sprawl. Modern development principles will preserve productive
farmland and agricultural landscapes to meet a growing demand for local food and agricultural production.
Developments should take place in areas that do not destroy sustainable agriculture land. Once this land is eliminated
it will never be able to be recovered for agriculture.
Funding for Affordable Housing will be eliminated
Government subsidies for affordable housing will be eliminated or severely cutback in the future. This project has
an affordable housing component that relies on government funding. That funding will be eliminated or cut. See:

The Retail Component of the project is not viable
The project proposal includes small retail components that are not viable because of the changing nature of the
public's shopping habits. Brick and mortar retail services do not fit into the online business trends of the future. As a
result many of these proposed retail establishments and buildings in the project will be eventually be empty.
Constructing small brick and mortar retail establishments is old school development thinking and will result in future
vacant buildings in this proposed project.
