Certainly not SLO, with its long history of restrictive 'zoning' & 'smart' growth. COMMENT:: This presently considered Avila Ranch (AR) project isn't going to solve/dent that kind of a state/national residency -shortfall. However, it can serve as an anticipatory concept -window it into what is possible, now & tomorrow; A demonstration of'abodic-experimentalism'....a lost art of modern times. The framing -question (ergo, outcome -thesis) might be this:: "As planners, are we contributing to a Housing Crisis or, are we complicit in a Residency Crime?" Ask ourselves, Do we want mere programmatic Residential renderings, or is it time to accommodate more novel, poetic Residency outcomes? RECEIVED CITY OF SAN LUIS OBISPO JUN 2 8 2017 COMMUNITY DEVELOPMENT Answering that near -existential inquiry, opens a conceptual -ortal within which SLO/AR can offer A VALUE to the rest of the state/nation: Manifesting either, a new planner -day of FoundLuck assets -creation(?), or an extended political -age of LostOpportunity costs -accrued(?).... left still for another generation to reconcile [i.e. deny the crisis, bury the crime ]. FoundLuck or LostOpportunity ? .... a high stakes game, we are playing. The oldest/most tiresome racket in (any) town, 'Create scarcity, feather your nest.' SOLUTION:: Please consider, The main obligation/responsibility of possibility within this pending AR Proposal, is to task_ out- planners, developers, & bankers to envision a Residency -Rea IEstate Future that 'productizes' (not only profitizes!) the fun -and -fortuitous. As, The pleasing -and -surprising consumer -aspects of R.E. product -inventiveness go a long, long way (even, MarketMakers!) in backfilling a few potholes of'abodic-despair' [i.e. Crisis/Crime] in our historical -dearth of Real Estate/environmental-design Product -Options. after all, no one appreciates pot -holes in the increasingly arduous roads they travel, where those incongruous paving -voids are so (obviously) elemental to fix ! ....as the phrase goes, "paving the future.
