Subject: Support Housing and Innovative Practices in the City of San Luis Obispo
Chair STEVENSON & Planning Commission Members,
I vigorously affirm our support for the Avila Ranch Project as a professional Commercial Real Estate Broker, but
above all as a citizen of SLO for over twenty years.
After raising a family in our area, the reality is that our grown children can’t work and live here. There are no jobs
for them, and they certainly can’t afford the increasing housing prices.
On the work front companies can’t locate here and the ones that start up in SLO have to move elsewhere for
more reasonable financial parameters. The lack of sufficient workforce housing ends up having an influence
weather any business stays or even moves here, which has a huge impact with Diablo Canyon Plant closing.
The natural effect of lack of housing supply and too much demand push prices up without limitation keeping the
next generation out of the realm of ever being able to afford owning a home.
Thus we are stuck in this vicious cycle:
• Of becoming a retirement community of the have and have nots
• Of lacking a middle class of professionals which enrich an energetic intellectual society
• Of missing a diverse generational community that reflects a healthy life balance
• Of atrophying as a University Town with the young who will leave, the old who live their years out and just
a service community that caters for both…
As a Real Estate professional I praise the Avila Ranch Developers for being a partner with the people since its
inception. The project as it stands is the product of plenty of community input and constructive scrutiny. It
addresses intelligently our housing needs of high density, open space, creative commercial interaction, historical
context, and “net zero energy” efficiency.
Avila Ranch acknowledges the need for young professional families like our children, to come and stay here, for
employers to come and grow here, for our community to have better options.
This is a unique turning point which, with your unanimous approval of Avila Ranch Development, recognizes this
amazing opportunity to move our society forward and upwards for the better.
