I am writing to express my considerable concerns regarding the Avila Ranch Project.
This project is a clear threat to the nature, character and history of San
Luis Obispo and specifically the Buckley Road area. San Luis Obispo
is supposed to be about SLO growth and quality of life and land. This
project is in direct opposition to all San Luis Obispo growth has stood
for especially by destroying the green belt buffer area of the
community.
Traffics is already dangerous on Buckley Road. As a resident on Davenport Creek Road who
must turn onto and travel Buckley Road, the turn onto Buckley Road is already extremely
hazardous with the current level of traffic and blind spots. It is even more risky with a horse
trailer and I regularly wait significant amounts of time to safely turn onto Buckley.
Additionally with all of the bicyclists and pedestrians, it is a significantly hazardous situation.
Buckley is regularly traveled by agricultural vehicles further disrupting traffic at its current
levels.
The plans I have seen described regarding traffic for this project are only a minor widening of
Buckley road in the area of the Avila Ranch property itself. It seams unreasonable to me that
widening one part of Buckley road, but not the entire road, can solve the increased traffic and in
fact it could make it worse by creating congestion points furthering the already hazardous
situations listed above.
Even if the entirety of Buckley road were to be widened you would still be ruining the
agricultural character of the area, as anyone with a rural or agricultural pursuit would be
discouraged because of the traffic dangers and congestion.
The south part of Buckley lies in a significant flood zone that can flood Buckley with up to 2 feet
of water during regular winter storms making the road impassible. This does not seem to be
mitigated at its source by the plans that have been described for this project.
I request that this email be added to all appropriate files and records regarding the Avila Ranch
project, and also that it is individually provided to the members of the San Luis Obispo Planning
Commission.
