The homes will be overpriced and even if some are alto n `W0'I+'d''i L!e7, gr won't be. The surrounding area can't handle the over abundance of traffic it will create. Have you ever tried traveling on Tank Farm or S. Higuera towards Los Osos Valley Rd. between 4:30 & 5 Monday through Friday? Can you imagine what it will be like with all the additional traffic? I live in Creekside Mobilehome Park and almost every time trying to turn left on S. Higuera into the park if I've gone into the Food 4 Less shopping center, I can't due to people trying to beat the red light and causing gridlock in the intersection. Even though we had all that rain, there's no guarantee that in the future we will not have several years of drought again. We did conserve by recycling shower water for watering plants, in fact still do, but won't if it means water for this project. As I stated in my email to the city council, what is really needed in our city is more recreational development. Yes, we have golf, hiking, soccer and a skate park. But what about recreation for kids, families and others that don't or can't do those things or just want to do something different? How about a horseback riding stable or roller or ice skating rink or mini golf with food court, area for parties, batting cages, go karts, bumper cars or boats & an arcade? If our area is going grow population wise as planned (hope not) then they need something to do. In fact, our residents have needed things like these for many years! My belief is that since developers won't make as much money on them, they won't bring them to the table. Or don't live here so don't care. Commercial or office space isn't necessary, there are too many empty offices and stores now. The Avila Ranch area is ag and should be preserved as much as possible. I have a feeling that the proposed open space will someday get developed. It's not that I'm against building houses but over 700 is way too many. As I recently stated to the council, it's as bad as the developer that wants to cram full size houses on 30 & 40 ft. wide lots in the San Luis Ranch project. And only 34 of them 'affordable'. As mentioned earlier in this plea, I live in a mobilehome park. My coach is 20 ft. wide, 55 ft. deep and 1050 sq. ft. I have about 5 ft. deep in front for my porch and a little green space, 12 by 35 ft. behind my coach for my back yard and 2 sheds, and my whole lot size is about 35 ft. wide. And that includes my tandem driveway. So that means that the proposed homes in the SL Ranch that are closer to 1,500 - 2,000+ sq. ft. will have to be 2 stories. What about those that can't climb stairs? This leaves them out of luck. As mentioned to the council and applicable to the Avila Ranch project as well, what about a mobile home or tiny house community? Smaller projects, less impact on the area and far more affordable. The residents that live on & off Buckley now on ranches do so because they want and love the country atmosphere and the relative peace and quiet. They'll lose that if the Avila Ranch project is approved! But the biggest reason for not allowing this project as planned is that we don't have the overall infrastructure. Where is the funding for all the public safety personnel needed going to come from? Our Fire Dept. has said that another station will need to be built or the overall surrounding area response time will be hampered, which would result in greater loss of property or God forbid, life. I beg of you, if you really love our city and want to do what's best for it, don't approve this development as currently planned! Stop paving paradise and trying to make us a mini LA with smog & crime! Thank you for reading this and I pray you take it to heart and let your heart rule your decision. Lisa Leutwyler
