COMMUNITY DEVELOPMENT
To: San Luis Obispo Advisory Bodies,
I am writing you today to show my support for the Avila Ranch project proposed before you. As a one time resident of the City
of San Luis, I am very concerned with the housing issues we are facing. As a member of the city's workforce, I am saddened
that nothing has been done to address the major shortage of affordable homes in the city. Due to raising rent costs and a
shortage of available homes, my family was forced out of the city and I have been commuting for 17 years now. My wife and I
have dreamed of owning in San Luis but at the current rate of homes there really is no chance. Below are a couple of the ways
this project is helping to address the housing issues in our city.
1. Workforce Housing: Avila Ranch is not the answer but a vital step forward for the city in its efforts to address the city's
severe housing shortage. By design, many of the Avila Ranch homes will be priced to be attractive to working families.
Numerous features have been added that will reduce the cost of ownership including Net Zero Energy, car sharing,
small yards with lower monthly maintenance costs.
2. How many good/great minds have to leave our area before we do something? Working in the city for over 25 years, I
have seen too many people move on to other areas simply because it's too expensive to live here, or no housing is
available. Avila Ranch's supply of mid -priced housing helps fill the "missing middle" of housing products in our
community especially for the workforce community.
3. As an environmentally cautious consume I am drawn to Avila Ranch because of the Net Zero Energy Community:
Through solar power and other energy efficiencies, Avila Ranch will be a net zero user of electrical power, and
residents' electrical and heating and cooling costs will be minimal.
4. Avila Ranch is EcoFriendly: As a commuter I am one of about 30,000 commuters driving into SLO every day to work. If
more people live closer to their work, there will be fewer commuter miles and thus a reduction in tail -pipe emissions,
one of the best things we can do to address climate change. Many of us would love to do more to lower our
contributions to the emissions issues.
5. As a father of 5 kids, I love the addition of parks for me and my kids to play at. The developer will install 18 acres of
new parks and bike paths for everyone to enjoy, not just Avila Ranch residents.
The list could go on and on for why I support the Avila Ranch project, but the above are the ones I feel reach me personally
every day. Please send this to the City Council for approval. It is so desperately needed in our community.
