Dear Mr. Davidson,
I support the revision of Ordinance 1130. The revision refines the language so there’s no confusion as to its intent.
Developers and staff would benefit from a clearer and stronger document. We would hope to avoid the conflicts and, in
my opinion, mistakes made with the Monterey Hotel project. The “S” designation was established by Ordinance 1130
more than a quarter century ago to give our area protection from development that sacrifices our privacy, safety, and
neighborhood character.
Our neighborhood of over 150 homes is a rarity in present day San Luis Obispo. We are 95% owner occupied. We have a
strong sense of community - monthly mixers, yearly barbecue, newsletter, Facebook page, extensive e-mail
communication. Many of us have lived in our homes for over 10, 20, even 30 years. My wife and I are on year 30 and I
think we’ve just past the middle of seniority.
I worry that the inappropriate developments could degrade our neighborhood. Though most homes, including mine,
have been remodeled, the neighborhood hasn’t really changed much from 1989, or even 1959. To us it’s worth the
added expense to be living in a place that one resident described as, “The neighborhood time forgot.”
We have seen what happens to San Luis neighborhoods that have been degraded (more renters, more students, more
noise, more drinking related incidents). In 1953 my family moved to Albert Drive, near Cal Poly. It was a great place to
grow up. Kids everywhere. Owner occupied homes. My wife was born in San Luis in 1953. She spent part of her early
years on Cuesta Drive in a neighborhood much like Albert Drive’s. The Highland Drive area was full of families and kids.
In recent times these neighborhoods have become less livable for families due to the influx of student renters and the
problems they present. San Luis Drive area is the polar opposite. Most homes are owner occupied. There are more and
more young families moving into our neighborhood. Why didn’t they buy a home on Albert or Cuesta Drives? The
answer is obvious. I worry that large, intrusive projects bring my neighborhood closer to the Albert Drive one.
