As discussed, we are requesting (at a minimum) that the following additional information be provided (by the applicant) to us and the Commissioners, prior to any final action on these approvals: 1. An expanded site / landscape plan which includes our properties' structures, thereby showing an accurate relation to the proposed project. 2. A colored elevated rendering (including proposed new landscaping) of the eastern elevations of buildings "F" and "D". This basically would represent the view from our properties. We are concerned that the proposed planting plan will not be sufficient (in quantity or size) as noted on the current documents. Additionally, it appears that there could be as many as 24 balconies facing directly towards our properties, so appropriate screening is essential to us. 3. Solar- While we generally support the use of solar on new projects, the current project plans are not specific as to which direction the carport roofs will be pitched/angled. If angled to face the panels toward Broad St., that may be 1 acceptable to us. - But, If angled to face these highly reflective panels toward our properties, there should be an analysis done to assure us that there would be no adverse sun reflections toward our properties. We believe the above are very reasonable and fair for the neighbors to request of the applicant. As the neighbors that are likely to have the most impact, there should be some consideration to our concerns. Please share this information with all the commissioners prior to the meeting.
