SLO Architectural Review Commission
February 12, 2018 Hearing Item 1 - 1575 Monterey Street (Los Padres Inn)
Dear Chair Wynn and Commissioners:
I echo and support the comments and suggestions of Allan Cooper regarding the need to set back the rear walls, stagger
their floor and wall lines for articulation, and remove four units to achieve the needed separation and lower massing to
protect the Upper Higuera street residents.
I am grateful that Mr. Cooper has noticed the very relevant design guidelines which were overlooked by staff. It is
unfortunate that the public must monitor and correct these kinds of shortcomings. And, it is now upon you to find that
the project does not meet the referenced guidelines, and therefore cannot be approved.
Please provide the kinds of setbacks and offsets which are similar in scale and effect as was done with the new hotel
across from the San Luis Drive neighborhood. It is long past time to be sensitive to residents and other businesses when
reviewing proposed projects.
One suggestion which I have is to ask that the chimney at the keystone of the front arch be modified to a more elegant
or elastic shape than the proposal, which appears to be a furnace or kiln. It just looks too industrial.
Thank you for your consideration.
James Lopes
