Dear San Luis Obispo Architectural Review Commission,
We own and live at 1640 Higuera Street and have the following comments:
1. The 45' high structure is not compatible with the neighborhood since most of the surrounding structures are one and
two story buildings. It would be helpful for the drawings to show the existing building heights in relation to the new
structure on the north and south elevations. Also, on the east and west elevations show the height in relation to the
power poles. Will the building height exceed the power pole height?
2. The building would not seem as high if it was built on the western portion of the lot. Is there a reason it is located on
the eastern side?
3. The neighborhood already has the Lamplighter Suites and Quality Suites which look like "anywhere USA".
4. The building needs windows on the south elevation to avoid making it look monolith. Can the windows have privacy
glass to maintain the privacy requested?
5. The parking reduction should not be allowed. We already have parking issues in the neighborhood. Pepe Delgados
does not have any on site parking in addition to all of the offices on Higuera Street requiring their employees to park off
site. Where will the hotel staff be parking?
6. The sidewalk width on Monterey Street is too narrow. I realize there is no requirement for additional sidewalk width
but it would be great if it could be considered for new development.
