I am frankly alarmed at some of the very important decisions you are being asked to make tonight with little public input. As one of the "happiest small towns in the US" we are rapidly losing the charm for which we became famous. Traffic and parking will only worsen with increased density. I would love to see more bike riders or walkers but it is unlikely that residents will give up their cars. More densely packed properties will require MORE parking. If the attempt is to provide for affordable housing, I believe you will need to find another approach. Prices remain out of reach for most working people. Perhaps looking to People's Self Help Housing, Habit for Humanity or some other non profit model would be a better path. I am most alarmed at leaving the decision making to individuals and minimizing the input of the ARC and CHC. Concentration of power to a few is a recipe for disaster. Although you are not addressing building height tonight, I am disappointed that the Community Design Guidelines have been ignored in the interests of profiting a few, many not from this area. The views for which we were known are fast disappearing and can't be replaced by the painting of a cow. Santa Barbara, at least, has either required that the architecture still allow glimpses of the views we love or the architects incorporated them voluntarily. Either way, their downtown with wider streets, lower buildings and architectural thoughtfulness have retained the feeling of openness that used to exist here. Tina Hino Sent from my iPad 1
