that third floor gone," Marques said ."I told them I would take my hammer and help take th e
third floor off."
The planned homes include five three-story townhomes, one two-bedroom, single-stor y
apartment and an apartment above the retail space .
The project also features automated lift parking for 10 of the parking spaces, a relatively new
design concept to San Luis Obispo . The Mosque of the Nasreen on Walnut Street Is the onl y
other building in the city to use lift parking .
The project was approved by the city's Architectural Review Commission on June 18 with a 5 -
2 vote, but the City Council is being asked to make a final decision because of the appeals .
Residents for Quality Neighborhoods,a 22-year-old organization comprising communit ymembers who advocate for preserving and enhancing San Luis Obispo's quality of life, als oappealed the project, saying its size, scale and mass are not well-matched to the area .
The project has been revised several times since first proposed in 2009, reducing Its siz e
significantly . The original proposal included 20 residential units and 5,000 square feet o f
commercial space.
Roger Frederickson, a lawyer representing the developer,submitted several letters to th ecouncil from nearby neighbors who support the project .
"We do value community input," said Fields, the developer . "Anything we have done has
always been with that in mind . Ultimately we decided to go with a fraction of the project w eare entitled to build ."
Fields said he hopes to have the project completed by fall 2013 If the City Council approves i tTuesday.
The City Council will meet at 6 p.m .Tuesday at the Council Chambers, 990 Palm St.

A veiled threat?
I don't get why people in this city are so afraid of taller buildings on narrower lots- if youdon't want sprawl, building into the air is the only option . A 3 story building can look very
attractive, it just depends on the quality of build .
The main problem is the "two story mentality"we have .. or the "save our downtown" crowd
has .They don't won't allow taller buildings near the city center (as should have happened if
the natural organic growth of the city were allowed to occur).
Don't get me wrong,the "Garden Street Terrace"project is crapola..However, the originalCopeland's Chinatown project looked amazing, and because of our "low height" mentality, w e
had the Chinatown project go from what would have been a landmark building, keeping the

population in the downtown area and adding to the urban vitality of the city with a large hotel
-to well,something that isn't what it could have been . People complain about the height,and
it got chopped.
What does refusing growth downtown do?It further fuels demand for residential and
commercial space elsewhere.. Clogging up Los Qeos Valley Road ..Taking up countryside
usually near the "Fringes"of the city limits and instead of having people living in a vita l
downtown, you have people driving their cars two miles, along clogged arterial roads fro m
their 1 or 2 story homes on the 'scurts that take up 6 times more space than a well designed
mixed use near downtown would .
They need to allow (attractive read : Not Like the Garden Street Terraces)mixed use taller
buildings downtown,end they should have never re-drawn the Chinatown project from Its
original height.. The design looked great and would have brought stature to downtown .
Taller buildings are not bad, and if they are not allowed to happen, the growth will happen
elsewhere .

Commercial property turned into a mixed use seems like a good use, if there will be enough
parking . You would think It would be easy enough to get approved and going .Doing away
with the current blight would improve on property value,IMHO .

There are three story apartment complexes only a block or two down California, if anything ,
they should be happy that this will increase their property values over the blighted eyesor e
that gas station has been for at least the last 10 years .

accessory structures with required parking not provided .7 units, with expensive parking,and
retail seems fair enough.Ms. Marquez Is welcome to make an offer on the property and
