Dear Pam :
I'm writing this letter in support of the above referenced proposed mixed use project bein g
reviewed by the Architectural Review Committee .
As a Cal Poly alumni and 20+ year business owner in San Luis Obispo, it is refreshing to see thi s
type of project being proposed in San Luis Obispo . The mixed use, affordable housing an d
commercial uses, is exactly what the City has been promoting and what is needed in San Lui s
Obispo .
The owner of the property contacted me early in the design phase of the project and asked m y
opinions regarding the demand for commercial uses in the area . Given the lack of demand, m y
advice was to minimize the commercial aspects of the project and emphasis the residentia l
aspect that would be supported by its proximity to Cal Poly . I feel the owners and thei r
architects have achieved this balance and will have success in leasing the project based on th e
demand that is available .
Based on prior comments from the ARC and Planning Commission, the owners have als o
redesigned the project to reduce the size and scale of the project to fit with the neighborhood .
They have done this while supporting the City's affordable housing element by includin g
affordable housing as a part of the project . It is nice to see owners willing to include affordabl e
housing their proposed projects without demanding the maximum allowable density .
Based on the project's balance of commercial, residential, and affordable housing and it s
proximity to Cal Poly, I'm sure this project will be successful and provide a need for additiona l
student housing .
I would appreciate it if you forward my support for this project to each of the Committe e
members prior to the meeting .
