Dear Architectural Review Commission members,
I own three properties that abut the rear of the Los Padres Inn. Each of these single family residences (six residences in
total) will be severely impacted by the proposed project.
I am requesting that the proposed four story building be reduced to three stories. The four story monolith is too
massive and is out of proportion to the one and two story buildings that surround it. Ours is an office/residential
neighborhood, unlike any other.
The proposed new building does not meet the standard of LUCE 2.3.9 E which states that “Architectural compatibility
will be assessed based on a combination of factors,
including height, scale, mass, form and architectural style. Desired outcome is a smooth transition between existing and
proposed development, supporting a quality neighborhood.”
Two of the properties have historical value, one Master listing and one contributing listing. These two properties are
three single story houses that would be dwarfed by a four story 45 foot building 10 feet away. I invite you to walk this
neighborhood after office hours, in order to appreciate the residential neighborhood that we have.
Most importantly, Land Use Element 2.3.3 states:
Residential Next to Non‐Residential
In designing development at the boundary between residential and non‐residential uses, the City shall make
protection of a residential atmosphere the first priority.

Land Use Element 2014 states:
2.2.1 The City shall work with residents to address neighborhood specific issues including enhancing a sense of place
within the neighborhood.
