Dear Planning Commission and Architectural Review Commission Chair, Vice‐Chair, and Members,
I am opposed to the 1575 Monterey Proposed Los Padres hotel development.
One clear difference between this proposed hotel project and the 1865 Monterey Hotel project that you
previously approved is the distance between the project property line [non‐Monterey Street] and existing
residences. As you can see in the right graphic below – the creek running behind 1865 gives the current
structures a distance and privacy protection. This is detrimental to the health, safety, and welfare of residents.
This is inconsistent with guidelines.
Also, safety continues to be a HUGE concern with this proposal focused on increased commercial and
employee traffic. Daily waste and recycle pick up, employee parking on non‐existent parking streets such as
Monterey and California and already overburdened Grove and Higuera Street [where the employees from the
current many medical facilities now park]. This hazard is increased by the student pedestrians, student
bicyclist of both Cal Poly and San Luis High School. The traffic patterns every morning with parents parking on
Monterey, Higuera, and California. The adjacent streets are already beyond capacity. Commercial and
agricultural vehicles continue to take the short‐cut through Grove and Higuera as they cannot make the turn
at Monterey and California intersection.
This project is inconsistent with the City of San Luis Obispo’s Community Design Guidelines specifically with
regard to massing. Please stand against this proposed development.
