It will make most buildings in town, currently parked at the current code unleasable in the future, if there is not a grandfathered in clause. This will have a huge effect on almost every building in town, so it must be addressed correctly. Our planner Corey Goodwin, said the following and it could not be more spot on, please address this with some sort of grandfathered in clause, otherwise there will be issues with this new parking requirement and vacancies that will not be able to be filled, thank you for your time and please forward to the correct parties. While I have no issue with this increase for new construction, I do have significant concerns regarding its impact on existing developments. ‘B’ to ‘M’ (or ‘M’ to ‘B’) occupancy changes are a common occurrence for most of the small commercial spaces around town. If a retail space that is currently parked at 1:300 coverts to an office use (1:300), that process is rather simple. But if that same space reverts back to retail sometime later, it will be subjected to the new retail parking rate of 1:250. The impacts of this could range from paying additional parking in-lieu fees (downtown) to existing shopping centers needing parking reduction permits just to occupy what it was originally permitted for.
