Mr. Bell,
I'm writing this letter in support of the modification application to the previously
approved house at 40 Buena Vista. I'm a resident of Monterey Heights and have lived
on San Miguel Street since 1986. Over the years this area has transformed into a mix of
student housing and families so I was pleased to see the applicants plan on living in the
proposed home.
Since there's already an approved house for this property, it seems that the approach
to the review of these modifications should be from the perspective of ... are the
changes equal to or better than the originally approved house. After reading the staff
report and looking at the previously approved and proposed houses, I find that both are
true.
The best I can tell from the cross sections in the staff report is that the "equal" aspect is
the similar massing for the two homes and both structures utilize the same foundation
system of caissons/poles.
The "better" components include...
• a more conforming exterior style and materials relative to the two nearby homes
• a raised house and garage/driveway relative to Buena Vista that provides an
improved street presence and enhanced site distance in both directions for a
safer backout maneuver to Buena Vista, and
• little or no site disturbance
My concluding comments relate to the exposed underside of the building as seen from
the freeway. I recommend fast growing landscaping on the low side and along the two
sides to reduce the visual impact, and avoid heating ducts below the floor joists and
exposed mechanical equipment hanging from the floor system or on the ground
underneath.
I hope the ARC members find this application to be an improvement to the previous
ARC review and approval. Thank you for your consideration of my letter.
