Subject:Item #11 Update to the City's Zoning Regulations
Madam Mayor, Council members and staff
Please refer to the "Ordinance" section of the staff report that starts on "Packet" page 289.
Packet page #291 under section #'s 5, 6 and 7 - I understand under each zoning the R2, R3, and R4 the equivalent density
units allowed but is there a bedroom cap that goes along with the density units ?
Packet page #292 under section #11 Parking Requirements - Under the "General Residential Housing Types" just a
thought, allowing 2 parking spaces for the first four bedrooms just seems to encourage parking issues.
The following all relate to "Tiny Homes" starting on Packet Page 295.
Packet Page #296, item 1f. "Replacement Parking" - just a clarification, that a tiny home may be placed in an existing
driveway if parking can be accommodated elsewhere on the lot, correct ? item 1g - Design - does this include stucco
siding ?
item 4. - A little clarity might help here if items such as extension cords, a garden hose for water, propane tanks etc... are
not acceptable. I'm still not sure how waste is handled if there is no sewer connection. ?
Packet Page #297, item c. I'm not sure what "sufficient written permission" if its not directly from the property owner.
item d. - I think the covenant agreement "shall" contain authorization for annual inspections instead of the word "may".
I thinks its important to have this conveyed.
