Dear Planning Commission Members,
I encouraged this kind of development near jobs. This proposal is keeping instep towards in reducing the City’s jobs-
housing imbalance, by providing rental housing in the heart of the business park for a mix group of people.
I support James Lopes ideas on this project. And some of these are:
1. Limit the allowed uses to neighborhood-serving ones, not general service commercial.
2. Approve a Mixed Use zoning overlay to require a mixed-use project, for assurance.
3. Require more affordable housing, from the current 8% to at least 20% of dedicated affordable units. Require the City
to provide financial incentives to assist the developer.
4. Require noise and traffic studies for better conditions on the site.
5. Require a parking garage for at least part of the parking, to create more usable space.
But most of all I think we need to encourage our city to ask for more affordable housing from developers from these
types of projects. I think the state's standard of 8% is making a situation worse than trying to correct the housing
imbalance we have here and throughout the state. 20% or greater of affordable housing would actually make a
difference. We have something the developer wants, there is a price; affordable housing.
