Dear Mayor and Council,
I am hoping to attend tonight's meeting, but if I am not able to make it I wanted to share my thoughts about the project.
I know you are going to have a lot of exaggerations about ruining the areas mountain views and utter chaos to find
parking and navigate the streets. I would have liked it if the project was consistent with our zoning regulations' standard
lot coverage and building heights, but it is apparent that the developer knows how to take advantage of all the density
bonuses and current state regulations to use every square foot they are allowed to on this project. I would like to see
some good faith efforts by the developer to help with transition this area and the community is experience with the
expected increases in density and traffic.
I do not feel that the condition to update the signalized intersection fully address the traffic impacts or mitigations
needed in this area. The main route for the residence to get to the freeway and downtown will be along Broad and
Chorro through the Anholm neighbrohood. We have determined a new complete street concept for this corridor, I think
it is apt to include a condition of approval that the project pay a fair share towards the Anholm Bikeway project as a
mitigative measure to encourage more care-free travel throughout town by the residence. I am not sure what sort of
leverage we can use to require additional conditions such as this if the developer is already required to pay traffic impact
fees, but maybe there is way to include this fee/contribution as part of the resolution's requirement for the owner to
develop a trip reduction plan. I think this will help show good faith in our community and our city goal to reduce single
occupancy vehicle trips.
