SUBJECT: Item #3 - Approval of Final Map for Tract 3044 - January 15, 2019 Council meeting
The Subdivider of Tract 3044 pointed out that the staff report for the subject item erroneously
states that the easement across Lot 23 to serve the Taylor-Muick homestead will be for access,
water and sewer. Water is explicitly excluded from the easement as it was not a requirement of the
tentative map and was not a condition of the sale when the Taylor-Muick’s sold the property to
the developers. The Taylor-Muick’s property is currently served by well water and septic tank.
They have expressed a desire to connect to the City’s sewer system, but have not indicated an
interest in connecting to the City’s water system. Although water is excluded from the proposed
easement, the Taylor-Muick’s still have the ability to negotiate the rights for a water service across
Lot 23 with the future owner of Lot 23, if they so choose. The Taylor-Muick’s may also obtain a
water connection from the new water line being installed in Orcutt Road across their frontage.
